In-N-Out BurgerLast Thursday, Press Democrat reported Santa Rosa’s Planning Commission unanimously approved an In-N-Out Burger to be constructed at the northwest corner of Steele Lane and County Center Drive where King Buffet now sits just beyond the Shell gas station.

We are going to closely track the construction of this In-N-Out because we love In-N-Out and this is the first one to go up in Santa Rosa. You’ll be able to find all our Santa Rosa In-N-Out coverage here.

BuildPods kitchenThe North Bay Business Journal had an article on Sonoma’s 52-home Las Palmas project a couple weeks ago that caught my eye. Why? Because Las Palmas is using pre-built kitchen and bathroom modules from a Hayward company called BuildPods. (Site is temporarily down. Bummer.)

Here is an article excerpt on the pre-built modules:

BuildPods uses an assembly-line approach to construct fully plumbed, wired, ducted and finished bathrooms and kitchens in modules up to 10 feet wide so they can be delivered by truck. At the job site, the modules can be lifted off the truck and placed on a given floor of the project with a telehandler-style forklift.

Modules designed for Las Palmas would be 9-foot-by-20-foot kitchen and 10-foot-by-17-foot bathroom-and-laundry units.

“We’re eliminating waste and all the trades having to go to the job site,” said Bill Rollinson, senior vice president of business development and marketing.

Modular construction can limit scheduling problems for subcontractors, such as materials not being delivered by the time they arrive, but the structure still needs to have all the infrastructure installed to match up with what’s installed in the modules.

For the right project, this seems like it could work quite well. I’m going to follow the Las Palmas project and see how the modules look when the houses are completed. The project plans to start construction in spring 2010, according to the North Bay Biz Journal.

I have an email in to Las Palmas developer Scott Johnson if he knows any other home developments in Sonoma County that have used pre-built modules.

H2 Hotel

The second floor is going up at Healdsburg’s h2 Hotel located on Healdsburg Avenue across from the soon to open wine bar lounge. The hotel, which plans to be completed by mid-2010, will have 36 guest rooms and 408sf of retail. They are using the same architects David Baker + Partners that did Hotel Healdsburg around the block. I’m not sure the developer/owner of h2 Hotel, maybe Terranomics Development?

Estrallas Market

A new building is going up fast at the corner of Starr Road and Old Redwood Highway in Windsor at the old Diana’s Market Y Taqueria site. The new two-story building will house Estrallas Market on the ground floor. It looks like the top floor will consist of residential units or office space.

A temporary banner on the building reads: “Estrallas Market, New Name, Same Owners.”

40-62 West Grant

40-62 West Grant

The 64-unit rental housing project at 40-62 West Grant is chugging along. It looks like the project is on target to hit its May 2010 completion goal. Each time I drive by it looks like more framing has gone up.
